Property Certificates - 10.7

A 10.7 Planning Certificate is a certificate under Section 10.7 of the Environmental Planning and Assessment Act 1979.

Planning Certificates give information on the development potential of a parcel of land including the planning restrictions that apply to the land on the date the certificate is issued. There are two types of 10.7 planning certificates, 10.7(2) and 10.7(2&5).

Application for 10.7 certificates are lodged and paid for via Councils E-services portal

A 10.7(2) Certificate provides you with information such as zoning, whether and Draft Local Environmental Plans and Development Control Plans affect the land and whether any restrictions apply to the land due to natural hazards such as flooding and bushfire.

A 10.7(2&5) Certificate provides you with all of the above information and additional information including the following;

  • Consents issued within the last 5 years
  • Dwelling entitlement
  • Subdivision Potential (under Clause 4.1 of the relevant LEP: Minimum Lot Size)
  • Relevant Strategic Information
  • Water & Wastewater connection
  • Biosecurity (Weeds)
  • On Site Sewage Management System (OSSMS)
  • Contaminated Lands - Clearance
  • Conservation Agreement
  • Naturally Occurring Asbestos

Please note: Urgent 10.7 Planning Certificates have a minimum 2 business day turnaround.

 

Drainage Diagrams

Drainage Diagram (House): Diagrammatic representation of drainage plumbing work internal to the property boundary- excludes stormwater drainage.

Sewer Diagram: Location and connection map of Council’s water & sewer assets in relation to the subject property external to the property boundary- excludes stormwater.

Note: This is a search fee and is applicable regardless of whether a Drainage Diagram or Sewer Reference Sheet is available.
